What investors ask first.

Can a non-Saudi actually buy property in the Kingdom?

Yes, within limits. The Law of Real Estate Ownership by Non-Saudis has been in force since 21 January 2026. Non-Saudi individuals and foreign-incorporated entities may own property and hold registered rights inside geographic zones designated by the Council of Ministers.

So the question that matters is not whether you can buy in Saudi Arabia, but whether the specific parcel sits inside a designated zone. That is the first thing we check.

Are Makkah and Madinah open to foreign buyers?

They are open, but under a tighter regime than Riyadh or Jeddah, with eligibility conditions and additional regulatory controls. Both cities are treated separately from the general zone framework. We assess eligibility case by case before any commitment is made.

Does buying property grant residency?

Not automatically. It qualifies you to apply. The Real Estate Owner pathway of the Premium Residency programme requires residential property worth at least SAR 4 million, approximately USD 1.07 million. The property must be fully constructed, free of mortgage or lien, and independently valued by a valuer accredited with TAQEEM. Residency remains valid as long as you hold the qualifying asset.

What does it cost beyond the purchase price?

Every acquisition must be registered through the Real Estate General Authority, and transfer fees and taxes apply on registration. Rates are set by the implementing regulations and vary by transaction type, so the real figure is confirmed deal by deal before signing rather than quoted as a flat rule.

Do I need to travel to Saudi Arabia to buy?

Not necessarily, and not at the start. Much of the process is handled remotely, and we arrange site visits at the point where seeing the asset changes the decision rather than as a formality. Registration, on the other hand, is not optional: no acquisition takes legal effect without it.

How do you work with our existing advisers?

Alongside them, not instead of them. Most families arrive with a lawyer, a banker and often a tax adviser already in place. We coordinate the Saudi side of the file and give your advisers what they need to do their part.
